¨ Prior to pricing the home, discuss possible strategies depending upon current market conditions.
¨ During the listing period, provide regular market updates and listing information on all comparables.
¨ Discuss timing concerns and contingencies to protect the owner’s interests.
¨ Present all offers in a timely fashion, and evaluate each offer for price, terms, and loan concerns.
¨ Prepare an updated net sheet with each offer.
¨ Obtain pre-qualification/approval letter from lender of each prospective Buyer and conduct a phone interview of the lender.
¨ Prepare and deliver acceptance or counter offers as needed.
Transaction Administration to
Get the Sale Closed
¨ Preparation and completion of all required disclosures.
¨ Order inspections and reports stipulated in contract
¨ Review all reports from inspections/title.
¨ Attend inspections/appraisal
¨ Follow time frames for contingency releases.
¨ Provide payoff and closing instructions to the title company and review the Estimated Closing Statement before the signing appointment.
¨ Attend the signing appointment.
¨ Transaction documents online for review by owner any time.
